Shriram Bannerghatta Reviews

Shriram Bannerghatta brings 140 villa-scale homes in four low-rise blocks to 4.95 acres off Bannerghatta Road, from Shriram Properties, a developer listed on the NSE and BSE. The project is in pre-launch and nobody lives there yet, so there are no resident reviews or ratings to report. What follows is a buyer's assessment as at 24 September 2026: the strengths, the trade-offs, the developer's record and the checks that turn a tentative plan into a sound booking. For another same-city opinion lens, Shriram Sarjapur Road helps readers test whether the appeal is practical for their household or mostly strong on paper.

01 — Summary

Shriram Bannerghatta Review Summary

In one line, Shriram Bannerghatta offers villa-like space in a low-density community with a city address, from a listed developer, while asking buyers to wait for the approvals, the price list and the RERA registration.

The strengths come from the plan, the location and the developer. The checks are about timing and paperwork, and each has a clear point at which it resolves: the plan sanction, the environmental clearance, the RERA registration and the price list.

02 — Strengths

Shriram Bannerghatta Strengths

Shriram Bannerghatta's case rests on space and quiet close to the city, and five things carry it.

Strength

Low density

With 140 homes on 4.95 acres, the community holds about 28 homes per acre, and the buildings cover about 36% of the land. For residents that means fewer neighbours sharing the pool, the G+2 clubhouse and the landscaped central spine, in a setting kept at a domestic scale. The Shriram Bannerghatta master plan shows how the site is laid out.

Strength

A low-rise, villa-scale format

No block here rises above 15 m, and the homes are sized like houses rather than flats: tentatively about 2,000 sq ft for a 3 BHK duplex and about 3,000 sq ft for a 4 BHK duplex, with a single-level simplex on request. A family moving up from an apartment gains a villa's room and privacy while the grounds, security and clubhouse stay shared. The Shriram Bannerghatta overview explains the villament format in depth.

Strength

NICE Road and Bannerghatta Road access

Two of South Bengaluru's main roads meet close to the site: Bannerghatta Road and the NICE Road's nearest entry are each within about 2 km by road, at the Gottigere interchange. The expressway gives a bypass towards Electronic City, and Bannerghatta Road carries the hospitals, schools and offices to the north. The Shriram Bannerghatta location page has the full distance table.

Strength

A metro line on the way

The nearest metro station is Kalena Agrahara, the southern end of the Pink Line, about 3.4 km by road - not yet open as at 24 September 2026 and expected to open in October 2026. Once it runs, the elevated line along Bannerghatta Road will give daily commutes from this end of the corridor a metro option.

Strength

A listed developer

Shriram Properties Limited is listed on the NSE and BSE, so its quarterly results, land acquisitions and project launches are disclosed to the exchanges. That gives buyers a dated public record of the developer's progress that an unlisted company does not provide, and it makes the delivery record below verifiable rather than a marketing line.

03 — Trade-offs

Shriram Bannerghatta Trade-offs

Buying at Shriram Bannerghatta now means buying early, and early buyers carry more of the uncertainty. Each trade-off below is worth weighing on its own.

None of these is unusual for a pre-launch project, and most resolve with time: the sanction, the clearance and the registration will settle the approvals, the plans and the completion date, and the price list will settle the cost. The ones that stay - tolls, traffic and the running costs of a smaller community - are part of the choice of this address and this format.

Trade-offWhat it means for you
Pre-launch, not yet registeredShriram Bannerghatta is not yet registered with K-RERA, and no registration number has been issued as at 24 September 2026. The plans and unit mix can still change before registration.
Approvals pendingThe building plan has been submitted and its sanction is awaited, as at 24 September 2026. The environmental clearance is pending.
A target launch dateShriram is targeting a launch in October-December 2026. The launch was first planned for the year to March 2026, so treat the date as a target rather than a promise.
Tentative prices, unknown area basisPrices are tentative pre-launch figures, and the sizes have not been labelled as carpet, built-up or saleable area. Budget on the Shriram Bannerghatta price page illustrations, not a final figure.
No possession dateNo possession date has been announced. The committed completion date will be in the RERA registration.
A joint developmentThe land is private, non-forest land held under a joint development agreement between Shriram Properties and the landowner. Ask how the landowner's share of homes is allotted and sold.
NICE Road tollsThe NICE Road is a tolled expressway, so using it every day adds a running cost to the commute.
Bannerghatta Road trafficBannerghatta Road is a busy arterial corridor, and peak-hour traffic is part of daily life on it.
Pink Line not yet openUntil the Pink Line opens, the nearest stations running today are Konanakunte Cross on the Green Line (about 7.4 km) and Jayadeva Hospital on the Yellow Line (about 7.7 km).

04 — Developer

Shriram Properties Delivery Record

Behind Shriram Bannerghatta stands a delivery record of 52 completed projects and more than 33 million sq ft delivered (August 2026).

Is Shriram Properties a good builder? The verifiable answer is in that record. The company has more than 26 years in real estate, is rated CRISIL A- (Positive), is active in Bengaluru, Chennai, Kolkata and Pune, and counts more than 32,000 customers. Because Shriram Bannerghatta is a joint development, one figure matters more than most: 26 of its completed projects, about 12.9 million sq ft, were joint developments, so the model behind this project is one Shriram has delivered many times.

A track record describes the developer, not this project. How Shriram Bannerghatta is delivered will depend on its approvals, its registration and its construction schedule, which is why the checklist below still matters. The Shriram Properties builder page covers the full record, the joint development model and Shriram's earlier villament community.

05 — Checklist

Shriram Bannerghatta Buyer Checklist

A confident booking at Shriram Bannerghatta rests on eight checks, each of which becomes possible as the project moves from pre-launch to launch.

CheckWhat to look for
K-RERA registrationThe registration number, the registered plans, the unit count and the completion date Shriram commits to
Sanctioned building planThe sanctioned plan, and that the block and home you are offered match it
Environmental clearanceConfirmation that the clearance has been granted, with its date
Area statementThe carpet area of your home, its balcony and utility areas, and how any saleable area is worked out
Cost sheetEvery charge in writing: base price, car park, clubhouse membership, maintenance, legal charges, GST, stamp duty and registration
Payment planInstalments tied to construction stages, matched to your home loan's disbursement
JDA share and allotmentWhether the home you are offered sits in Shriram's share or the landowner's, and who signs your agreement
SpecificationsThe structure, flooring, fittings, doors and windows, and the amenity list, as written into the agreement for sale
Before you pay

Do not pay a booking amount, an expression of interest or a token before the project is registered with K-RERA. Under the RERA Act, homes in a project can be booked or sold only after it is registered. Check the registration yourself at rera.karnataka.gov.in before you pay anything.

06 — Owner reviews

Where to Read Owner Reviews of Shriram Properties

The most useful Shriram Properties reviews come from people already living in its completed homes, and three sources are worth your time.

  • Independent review platforms. Owner reviews and map listings of completed Shriram communities show how homes have held up after handover. Read the recent ones, and look for patterns in handover timelines, build quality and after-sales service rather than single posts.
  • K-RERA quarterly progress. Every registered project must post quarterly progress updates on the K-RERA register, Shriram's included. Setting the progress of its ongoing projects against their committed completion dates is the clearest view of how the developer builds today.
  • The company's exchange disclosures. As a listed company, Shriram Properties publishes its quarterly results and business updates on the NSE and BSE, including launches, sales and completions.

Searching for Shriram Properties complaints is part of sensible diligence too. Read any complaint for what it concerns - delay, quality, documentation or service - and for how it was resolved, and weigh the volume against the scale of a developer with 52 completed projects. A visit to a completed Shriram community in Bengaluru, and a conversation with residents there, adds what no platform can.

Questions

Shriram Bannerghatta Reviews FAQs

Is Shriram Bannerghatta RERA registered?

Not yet. As at 24 September 2026, Shriram Bannerghatta is not registered with K-RERA and no registration number has been issued. The registration will fix the unit count, the plans and the completion date Shriram commits to. Check it yourself at rera.karnataka.gov.in before you pay anything.

What approvals does the project have so far?

As at 24 September 2026, the building plan has been submitted and its sanction is awaited, and the environmental clearance is pending. Neither has been granted yet, and the project is not yet registered with K-RERA. Before you book, ask to see the sanctioned plan, the environmental clearance and the RERA certificate.

Who is the developer of Shriram Bannerghatta?

Shriram Properties Limited, a Bengaluru-headquartered developer listed on the NSE and BSE and active in Bengaluru, Chennai, Kolkata and Pune. By August 2026 it had completed 52 projects and delivered more than 33 million sq ft, and it carries a CRISIL A- (Positive) rating. The project is a joint development with the landowner, the model behind 26 of Shriram's completed projects.

Villament or apartment - which is better?

Neither is better for everyone. A villament trades a high-rise's density and longer amenity list for larger homes, fewer neighbours and a quieter community, while lifts, shared services and a maintenance charge still apply. If you want villa-like space and privacy with a city address, a villament fits well; if a longer amenity list or a smaller ticket size matters more, a larger apartment community may suit you better.

Are the sizes carpet area or saleable area?

That has not been stated yet. The tentative sizes of about 2,000 sq ft for a 3 BHK and about 3,000 sq ft for a 4 BHK have not been labelled as carpet, built-up or saleable area. Carpet area is the usable floor area inside the home's external walls, built-up area adds the walls and usually the balconies, and saleable area also adds a share of common areas such as lobbies and the clubhouse. The RERA registration and the agreement for sale will state the carpet area of each home, which is the figure to compare.
