02 — Inclusions
What the Tentative Prices Cover
A villament's true cost is its price plus everything the cost sheet adds, and knowing what the tentative figures leave unsaid is the first step to a sound budget.
The tentative figures do not say what they include. Shriram's cost sheet, issued at launch, will set out GST, the statutory charges and any extras line by line. Until then, the estimates below are illustrations that treat each tentative figure as the base price.
The area basis is the other open question. The sizes have not been labelled as carpet, built-up or saleable area, so a price-per-area comparison with other projects would mislead. Compare ticket sizes for now, and the carpet area of each home once the K-RERA registration states it.
What to ask for in the cost sheet
- The base price, and the area it is quoted on: carpet, built-up or saleable.
- Car parking: whether it is included or charged separately.
- Clubhouse membership, and whether it is a one-time or recurring charge.
- The maintenance deposit and any advance maintenance, with the period each covers.
- Legal and documentation charges.

03 — Statutory costs
Shriram Bannerghatta Stamp Duty, Registration and GST
A home in Bengaluru carries statutory costs on top of its price, and on a villament ticket they run into lakhs. Karnataka sets these rates by law, so this part of the budget can be worked out in advance; check the rates in force on the day you register.

The arithmetic is simple. Stamp duty of 5%, grossed up by the 10% cess and the 2-3% surcharge on the duty, comes to 5.60-5.65% of the value; add the 2% registration fee and the total is 7.60-7.65%, or about 7.6% for stamp duty and registration.
GST at 5% applies to an under-construction home, which is how a pre-launch villament is bought. It is not payable on a completed home bought after the occupancy certificate has been issued, but a booking at launch should budget for it in full.

07 — Before you commit
Before You Pay for Shriram Bannerghatta
A villament at this price deserves a careful sequence: registration first, then the cost sheet, then the payment. As at 24 September 2026, Shriram Bannerghatta is in pre-launch: its building plan sanction and environmental clearance are awaited, it is not yet registered with K-RERA, and Shriram Properties is targeting a launch in October-December 2026.
Do not pay a booking amount, an expression of interest or a token before the project is registered with K-RERA. Under the RERA Act, homes in a project can be booked or sold only after it is registered.
